Central Bedfordshire Council Housing Service's Social Lettings Agency Model - Let's Rent Phase Two

After the successful introduction and management of ‘Phase One’ Central Bedfordshire Council is now proceeding to Phase Two’ of the Lets Rent Initiative.

‘Phase Two includes broadening the rental options available to local landlords by offering them tenant finder’s service or a full management service for a set of fixed fees which aim to increase in the supply of suitable PRS accommodation while generating income for the council.

Settled Housing Solutions and the London Borough of Lewisham

Settled Housing Solutions are working with RMG on a research into local private rented sector market conditions in the London Borough of Lewisham. The purpose of the project is to support the council's private rented sector rental options and to help inform future housing policy in the borough.

Bristol City Council Integrate Settled Housing Solutions and Destin Solutions' LHA Calculator Into the Council Website

Bristol City Council have purchased the LHA Calculator Developed by Settled Housing Solutions and Destin Solutions and have integrated it into the council website. The Calculator is available for both council staff as well as landlords and tenants to use in order to work out how the recently introduced changes to the Local Housing Allowance System will affect Housing Benefit entitlement across the authority. Settled Housing Solutions Partnership With Coversure Insurance Services

Settled Housing Solutions Consultancy Service are working with Coversure Insurance Services on the promotion of Coversure's unique Housing Benefit/Local Housing Allowance Insurance policies.

The policies can be used by local authorities as a cost effective alternative incentive to deposits, rent in advance and landlord bonds while trying to access PRS accommodation.

The policies are also available to housing providers who specialise in housing low income families.

Central Bedfordshire Council Housing Service's Local Lettings Agency Model

Settled Housing Solutions Consultancy Service has successfully completed a project for Central Bedfordshire Council's Housing Service to develop a new sustainable PRS housing option. The option, which has been named 'Let's Rent', will enable clients to gain access to, and sustain their tenancies in, good quality, well managed accommodation in the local PRS as opposed to being placed in temporary accommodation while waiting to be permanently housed by the council.

Let's Rent will be delivered through a new comprehensive Local Lettings Agency Model and will focus the housing service on improving the sustainability and quality of accommodation in the private rental sector. Settled Housing Solutions and the Thames Gateway South Essex Sub-Regional Group

Settled Housing Solutions were commissioned by the Thames Gateway South Essex Sub-Regional Group to produce a scoping proposal for the introduction of a self-regulatory landlord accreditation scheme.

The scheme will seek to address the sub-region's two key functions in their relationship with the local private rental sector which are to provide a strategic enabling role to help good landlords provide an essential housing service as well as a regulatory function that ensures that the health, safety and welfare of tenants is protected.

Settled Housing Solutions and The London Borough of Hackney

Settled Housing Solutions were commissioned by the London Borough of Hackney to undertake a comprehensive research based project to examine current Private Rental Sector (PRS) market conditions in the borough. Our findings and recommendations provided Hackney's Housing Service with the guidance on how they can work in partnership with the local PRS to stimulate an increased supply of suitable private rental sector properties with which to support their new Preventions & Options based service.

During the period of consultation with the local PRS, Settled Housing Solutions were able to raise their awareness of the council's Prevention & Options strategy, their qualifying offer initiatives and the service's key desire to formulate a new and sustainable PRS framework.

Settled Housing Solutions and the British Property Federation Annual Conference

Settled Housing Solutions delivered a fringe session at the British Property Federation's annual residential dinner and conference which was held on the 26th and 27th of January 2009. The theme of the conference was, 'Housing - Who Pays?' and looked at the structural changes to the residential sector over the past year, the future of the private rental sector, with particular focus on development and investment and how these issues are re-shaping the housing market.

Other notable speakers at the conference included; Sir Bob Kerslake - Chief Executive, Homes & Communities Agency; Dr Julie Rugg - Senior Researcher, Centre for Housing Policy, University of York and Grant Shapps MP - Shadow Housing Minister.

Settled Housing Solutions and North Devon Council

Settled Housing Solutions have successfully completed the first stage of the development of a new sustainable private rental sector housing option for North Devon Council. The primary objectives are to fully utilise the local private rental sector as an alternative to temporary accommodation while promoting better standards of properties and property management in the local private sector. This will also contribute to the service meeting the Department of Communities and Local Government's 2010 target of delivering choice based lettings.

NLSA Buy to Let Research Project

The North London Strategic Alliance (NLSA) Group (www.nlsa.org.uk) commissioned Settled Housing Solutions to produce a research-based report on the impact of Buy to Let (BTL) and Buy to Leave in six London boroughs who are part of the NLSA. The six boroughs studied were Haringey, Barnet, Hackney, Enfield, Waltham Forest and Redbridge.

The objective of the research project was to analyse the positive and negative impact that BTL has had on several aspects of the housing market in each of the boroughs involved. Particular issues that were investigated were the effect of BTL on housing market conditions, the impact on supply and demand, house prices, BTL activity on new build developments and, significantly, the effect that the current housing market slowdown caused by the global 'credit crunch' may be having on BTL and PRS investment.
